The multi-occupancy sector encompasses a diverse range of residential environments, including build-to-rent, co-living, student accommodation and later living, alongside housing association schemes and smaller private developments. These settings are designed to create a strong sense of identity and comfort across a range of housing tenures, whether in private sale or rental schemes. In private homes, this comes through thoughtfully designed living spaces, while in rental developments it extends to shared amenities where residents can work, relax and connect. Flooring plays a key role in shaping that experience, delivering continuity, warmth and character across the development.
Each residential sector brings its own design priorities, operational demands, and resident expectations. From high-traffic communal areas in multi-occupancy developments, such as build-to-rent and student accommodation, to the comfort-focused spaces of later living, as well as the practical needs of housing associations and private developments, flooring must perform across every environment.

LVT is an ideal choice for multi-occupancy developments because it combines several qualities that these environments demand most. Across communal areas and private interiors alike, it offers the design flexibility to create a cohesive scheme, with the durability and easy maintenance needed for spaces in constant use.
At Amtico, our commercial LVT collections are designed to support that balance. Signature offers the freedom to create more individual, design-led spaces, Form brings a rich, natural look and feel, and Spacia provides a versatile solution for projects that need a hard-working floor with lasting appeal. Furthermore, Amtico First offers a capsule collection of popular finishes ideal for high-volume design solutions with lighter commercial use. Where performance requirements go further, Acoustic, Safety and Bio enhancements allow the specification to respond to the needs of the space without compromising on design.
For multi-occupancy schemes, this versatility makes LVT more than a practical flooring choice. It becomes a flexible design tool, helping bring together shared and private spaces with consistency, character and long-term performance throughout.
Luxury Vinyl Tile (LVT) offers several practical advantages over carpet, particularly in busy homes and commercial spaces. LVT is easier to clean, more resistant to stains and spills, and does not trap dust, allergens, or pet hair in the same way carpet can. This makes it a more hygienic and low-maintenance flooring option.
LVT is also highly durable, water-resistant, and suitable for high-traffic areas where carpet may wear more quickly. In addition, modern LVT designs provide the warmth and appearance of natural wood or stone while offering greater practicality for everyday use.
Yes. Amtico Acoustic is designed for spaces where sound reduction is essential, making it particularly relevant for multi-occupancy developments where shared and private environments sit closely together, often within mid- to high-rise buildings. Available across Signature, Form, Spacia and First, it helps reduce sound transmission by up to 19dB, while also providing greater comfort underfoot.
This means acoustic performance can be considered alongside the wider design vision of the scheme. Whether creating more characterful communal spaces with Signature, introducing a richer natural look with Form, or specifying a versatile, hard-working floor with Spacia, Amtico Acoustic helps support both the experience and performance of the space.

Yes, Amtico LVT is an excellent choice for bathrooms. Unlike traditional wood flooring, LVT is water-resistant and designed to cope well with moisture and humidity. It provides a durable and practical surface that is comfortable underfoot and easy to maintain.
Amtico flooring is available in a wide range of finishes and styles, allowing you to achieve the look of natural materials while benefiting from the performance and practicality of luxury vinyl tiles.
In high-traffic communal areas, flooring needs to do more than perform well under pressure. It should also contribute to the overall look and feel of the scheme, helping create spaces that feel cohesive, welcoming and built to last.
For these areas, Amtico Spacia offers a dependable and versatile solution, well suited to spaces that need a hard-working floor with lasting appeal. Where the brief calls for greater design expression, Amtico Signature brings added flexibility, allowing communal areas such as lobbies and arrival spaces to make more of a visual statement. Where additional slip resistance is required, Signature Safety and Spacia Safety provide suitable options for selected high-use areas, without compromising on the overall design intent.
Designing living spaces within multi-occupancy schemes requires a balance of practical flooring solutions with easy maintenance and durability, while also creating a desirable environment for residents through design. Spacia and First are ideal collections to achieve aspirational living spaces across high-volume specifications and are also available in Amtico Acoustic for reduced sound transmission from floor to floor.
Furthermore, both these collections are available with Parquet options – a popular finish in residential interiors.
Yes. In multi-occupancy developments, creating a sense of continuity across the scheme is often just as important as responding to the needs of each individual space. LVT makes that possible by offering the flexibility to carry a consistent design approach from communal areas through to private interiors.
Across Signature, Form, Spacia and First, our commercial collections offer a broad palette of wood, stone and patterned finishes, making it easier to create interiors that feel connected, well balanced and true to the overall vision of the development.
Yes. Available in both Signature and Spacia, Amtico Safety is designed for spaces where slip resistance is a key consideration. It offers a practical solution for selected areas within multi-occupancy developments, such as entrances, shared walkways and circulation routes, while maintaining the design quality and consistency expected across the wider scheme.

For schemes where design identity is central to the brief, Amtico Signature offers the greatest scope for creative expression. As our premium collection, it gives specifiers and designers the freedom to create more tailored interiors through considered laying patterns, curated combinations and a broader design palette. For projects that call for something even more individual, our Bespoke service can help bring unique flooring concepts to life.
This makes Signature particularly effective in communal spaces where the floor is expected to do more than perform well. In reception areas, lounges and amenity spaces, it can help shape a stronger sense of character and set the tone for the wider development.
Yes. Amtico LVT collections are suitable for use with underfloor heating, making them a practical choice for private residential and multi-occupancy environments such as homes, apartments, build-to-rent schemes, student accommodation and shared amenity spaces.
Amtico LVT works well with underfloor heating and avoids some of the movement risks associated with certain natural flooring materials, such as warping or cracking. However, the heating system must be fully installed, commissioned and operational before the Amtico floor is laid. It should also be checked to ensure there are no leaks or faults before flooring installation begins.
The underfloor heating must be switched off at least 48 hours before Amtico is installed and must not be switched back on for at least 48 hours after installation. Once restarted, the temperature should be increased gradually.
The floor surface temperature must not exceed 27°C, as higher temperatures may damage the LVT. In multi-occupancy spaces, the system should be properly controlled and managed to prevent individual areas from overheating, particularly where rugs, mats, furniture or other insulating items may create localised heat build-up.
For best results, always follow the latest Amtico installation guidance and ensure the underfloor heating system is suitable for use with LVT in the intended commercial setting.
Amtico antimicrobial provides extra peace of mind between cleans on all our collections. We add an antimicrobial ionic silver additive to our PU lacquer that provides a hygienic surface where bacteria and viruses will struggle to multiply or survive.
Embedded antimicrobials are not designed to replace cleaning and disinfection, but to provide an additional level of protection between regular cleaning cycles in high traffic spaces.
This has been independently tested to ISO 22196 and shown to reduce harmful MRSA and E. coli bacteria by over 99.9%* within 24 hours compared to untreated polyethylene surfaces.
All our antimicrobial flooring achieves the same levels of high performance against sunlight, scuffs and stains and heavy traffic that you expect from any Amtico floor.
Yes. Amtico Bio offers a more sustainable approach to LVT specification, without compromising on the design quality or performance needed in multi-occupancy environments. Available across Signature, Spacia, and Form, including Safety and Acoustic options, it makes it easier to consider sustainability alongside the wider demands of the scheme.
Amtico Bio is made with bio-attributed PVC which replaces fossil fuel feedstocks with more sustainable renewable biomass alternatives. This allows specifiers to take a more considered approach across communal and private spaces alike, balancing performance, consistency and lower-impact choices throughout the development.
Yes. Amtico can recycle LVT through its dedicated Take Back Scheme, which is designed to divert installation offcuts and old vinyl flooring away from landfill.
The scheme accepts:
Clean installation offcuts
End-of-life Amtico flooring
Uplifted LVT from other manufacturers
Contaminated LVT waste containing adhesive or screed residue
Clean LVT waste can be reprocessed back into new Amtico flooring products, supporting a circular economy approach. Contaminated material is sent to recycling partners and repurposed into products such as traffic cones and speed bumps.
Acoustic LVT (Luxury Vinyl Tile) is flooring designed to reduce impact sound transfer between floors. In mid- and high-rise apartments, hotels and mixed-use developments, it helps minimise noise from footsteps, moving furniture and daily activity, improving comfort for occupants and supporting building acoustic requirements.
Amtico acoustic LVT systems can significantly reduce impact noise by up to 19db. Performance will vary depending on the subfloor construction and specification, but acoustic solutions are designed to help meet residential and multi-storey building sound insulation standards.
Yes. Amtico acoustic LVT is widely specified for apartments, build-to-rent schemes and student accommodation because it combines durability, design flexibility, and acoustic performance. It is particularly useful in high-density developments where occupant comfort and noise control are important.
Yes. Amtico acoustic LVT products are compatible with underfloor heating systems when installed within the recommended adhesive and installation guidelines.
No. Amtico acoustic LVT is designed to be low maintenance and easy to clean. Regular sweeping and damp mopping with approved cleaning products will help maintain its appearance and performance. Unlike carpet, it does not trap dust or allergens, making it a practical option for high-traffic residential buildings.
The main difference between Amtico Safety and standard Amtico flooring is slip resistance. Amtico Safety flooring is specifically designed for environments where enhanced grip and safety underfoot are important, particularly in areas that may become wet or slippery.
Standard Amtico flooring offers durability, design flexibility, and easy maintenance while still achieving a 36+ TRRL Wet, R10 slip rating, which is guaranteed for the life of the product, complying with the British Enhanced Slip Standard: BS EN 13845.
Amtico Safety is available across both Amtico Signature and Amtico Spacia. Each Amtico Safety floor tile consists of several unique layers: giving it the highest slip resistant performance while providing a wider spectrum of design options.
Amtico Safety is not only available in standard planks and tiles but also across laying patterns, including Parquet, offering you complete versatility in design.
Yes. Amtico antimicrobial comes as standard in all our collections, including Amtico Safety, providing extra peace of mind between cleans.
Amtico Safety is an ideal flooring solution for areas where slip resistance is a key consideration, such as communal spaces, walkways and entrances.
Multi-occupancy environments have varied and demanding requirements, from private dining areas in Build-to-Rent (BTR) and Purpose-Built Student Accommodation (PBSA) schemes to on-site restaurants and cafés in later living developments. Across these settings, enhanced slip resistance helps reduce the risk of slips in busier, high-use spaces.
Amtico’s flooring solutions for multi-occupancy environments bring together design flexibility, durability and performance across both communal and private spaces. With a wide choice of colours, patterns and finishes, it is possible to create interiors that feel cohesive, welcoming and tailored to the character of the development. From the warmth and authenticity of wood-effect LVT to the refined appearance of stone designs, Amtico offers versatile flooring solutions for every part of a multi-occupancy scheme.
